The regulatory position

Awaab's Law is changing what housing providers must prove

The Social Housing (Regulation) Act 2023 introduced new obligations for registered providers to investigate and fix hazards including damp and mould within fixed timeframes. Phase 1 came into force in October 2025. Phase 2 begins on 30 November 2026. Providers need to demonstrate that they are monitoring conditions and responding to issues, not just reacting to complaints.

Algi does not guarantee compliance and does not make health claims. What it provides is continuous monitoring data and a defensible evidence trail that shows conditions were being tracked and responses were timely.

What Algi Sense tracks in every home

Algi Sense units measure indoor conditions continuously and report to the Algi platform. No manual readings, no scheduled inspections, no gaps in the record.

Temperature

Continuous room temperature logged at one-minute intervals. Excess cold and excess heat alerts triggered against configurable thresholds. Seasonal patterns and heating-system behaviour visible over time.

Humidity

Relative humidity tracked continuously. Sustained high humidity flagged as condensation risk. Humidity spikes that may indicate possible leaks are surfaced for investigation. All readings timestamped and stored.

Air quality

CO2 levels monitored as a proxy for ventilation rate. Particulate matter (PM2.5) tracked where outdoor pollution exposure is a factor. Ventilation adequacy inferred from CO2 decay curves.

What does Algi monitor in each home?

Algi Sense units measure temperature, relative humidity, and CO2 continuously. Particulate matter (PM2.5) is also tracked. Readings are logged at one-minute intervals, timestamped, and stored on the Algi platform.

Does Algi guarantee compliance with Awaab's Law?

No. Algi provides continuous monitoring data and a defensible evidence trail. It does not guarantee compliance, ensure legal safety, or prevent mould. What it does is show that conditions were being monitored and that responses were timely and documented.

Can Algi detect damp and mould?

Algi monitors conditions that correlate with damp and mould risk, specifically sustained high humidity and inadequate ventilation. It does not directly detect mould growth. Humidity spikes that may indicate possible leaks are surfaced for investigation.

How does the evidence trail work?

Every sensor reading is timestamped and stored. When a condition triggers an alert, the response and any maintenance action is logged against the same timeline. The full record is exportable as PDF or CSV for case files, complaints, or regulatory review.

What is the hardware and how is it installed?

Algi Sense is a compact wireless sensor that measures temperature, humidity, CO2, and PM2.5. It is battery powered, requires no wiring, and installs in minutes. The sensor connects to the Algi platform via WiFi or the Algi Hub gateway. Hardware is leased, not purchased.

Is there volume pricing for large portfolios?
